The Australian Rental Market is Heating Up

Spring has sprung, and Australia is heating up... so is the rental market! πŸŒ±πŸŒ·πŸ‰

What does this mean for you?

As we approach summer and the Christmas break, there are a few important factors to consider if you're planning to move:

  • School Enrolment: To enrol your children in a government school, you'll need a 12-month lease within the school’s catchment zone. Children must be enrolled before the school year ends, which is typically around the 20th of December, though this may vary by state.

  • Real Estate Closures: Most real estate agencies shut down for 2-3 weeks over Christmas and New Year, with very few open homes during this period.

  • Rental Competition: Competition for rental properties is at an all time high leading up to Christmas, which often drives prices up by 5-15%.

  • Temporary Accommodation Costs: Prices for short-term accommodation skyrocket during the summer months, peaking over the Christmas break as visitors flock from interstate and overseas.

What can you do?

  • Timing: If possible, aim to arrive earlier (October/November) or after the holiday period (January/February) to avoid the rental market rush.

  • Flexibility: If you must move in December, be prepared to compromise. With higher competition and increased prices, your budget may not stretch as far.

  • Secure Early: You may need to start your lease a few weeks earlier than your arrival date and pay "dead rent" for those weeks before you move in. This is often cheaper than temporary accommodation during the Christmas period and ensures peace of mind, knowing you have a home ready.

  • Plan Ahead: If you’re planning a summer move and intend to use a relocation agent, contact them as early as possible. Waiting too long may mean they’re fully booked and unable to assist.

  • Prioritise Smartly: Don't lose pounds chasing pennies. Avoid focusing on small savings that end up costing you more in the long run. Stay focused on the bigger picture and prioritise wisely.
